54 Wilton Road in Westport has been home to Save the Children since 1974 when they purchased the approximately 60,000 square foot location. Forty years later, this global relief organization sold their Wilton Road Headquarters, on 2.59 acres along the Saugatuck River, on November 26 to STC Green LLC of Westport for $11,925,000 and moved to 501 Kings Highway East in Fairfield, after signing a 15 year lease with Rooster River Plaza LLC.
Most details are not yet public information, however, we have the scoop for you! A proposed residential development with approximately 40 units is in the works! “The pre-application hearing went very well,” said David Waldman of David Adam Realty, after the pre-application P+Z Work Session was held on November 6, 2014.
This major undertaking is well underway:
- 40 residential units
- A Pocket Park
- A Widened roadway (corner of Wilton Road and Post Road)
- An extended boardwalk
- Pedestrian River Access at 2 site locations
- A potential pedestrian connection/ foot bridge over the Saugatuck River between the units and the land along the back of Main Street / Parking Harding Plaza
- Concealed/ underground parking
- And of course, water views!
The property owner is STC Green, LLC with ownership entities Greenfield Partners and David Adam Realty, Inc. The Architect is Roger Ferris & Partners LLC. Please see attached rendering.
National Hall
Greenfield Partners of Westport (Real Estate Investment Fund) owns the adjacent National Hall property located at 2 Post Road West. Espresso Neat, offering artisan coffee, craft cocktails and a full meal menu, joined forces with the Experience Hospitality Group and opened in a 1,500 square foot space August 6th, 2014, located at 6 Wilton Road in collaboration with the National Hall redevelopment efforts. Espresso Neat is owned by Rachel Haughey who partnered with Bobby Werhane, President and Founder of the Experience Hospitality Group, which is a management and development company based in NY.
This was Werhane’s first venture into the Fairfield County restaurant market, after opening a number of establishments in New York, including dell ‘anima, Spasso, Johnny Utah’s and L’artusi in the West Village. Werhane plans to open a second restaurant in the National Hall building in the near future (not in collaboration with Haughey) called Vespa – Italian fine dining!
Coe Consulting, LLC
“We are at the end of what has been about a two year undertaking, to elevate the overall condition of the site and property. The core effort there was to convert the Inn at National Hall to what is now the corporate headquarters for Greenfield Partners,” said Mark Coe, President of Mark Coe Consulting. Coe Consulting, LLC is an owners Rep Firm, “We work for various clients, locally, regionally and nationally. The overall building itself is approximately 20,000 square feet. On the ground floor is a lobby and a fitness center/ private training facility called Rebar and the new (targeted to open before the end of the year) restaurant called Vespa. The National Hall property comprises about 6 buildings including the parking lot across the street. Greenfield Partners encompasses approximately 17,000 square feet. An extra floor was added to the garage to provide additional parking – there is now a ground floor and two elevated decks.
