According to Al Filippone’s Fairfield Real Estate Snapshot, the number of homes sold in town is up significantly from 2011 and 2012. The average list and sale price is also on the rise, and there is a five month supply of inventory available.
According to this Snapshot, the average list price trends were as follows:
- 2011(Jan. through Sept.): $723,125
- 2012: $685,392
- 2013: $700, 502
The average number of days houses were on the market were:
- 2011: 111
- 2012: 113
- 2013: 95
The number of homes listed for sale has been steadily increasing:
- 2011: 1,050
- 2012: 1,057
- 2013: 1,569

Realtor Susan Tortora, William Raveis Southport, explains a recent trend in the search for a new home. An increased number of buyers are now reaching for their cell phones and using mobile app search tools.
Tortora noted, "Currently we have 474 single family homes for sale with an average asking price of $1,160,000. The most popular price range for activity is $500 to $600,000. There are currently 60 homes on the market in this price range. In the past year we have sold 696 homes, with a high sale of $11,200,000 and an average price of $723,000. This year’s average price is up 8% from the previous year – good news for our Fairfield market!"
